Have you ever wondered what goes on behind the scenes of a concrete repair bid and project with Sprague Structural Solutions? Allow us to share the story of Bradshaw Cottages in Estes Park, CO, and learn from the viewpoint of Robert, one of our concrete repair specialists, and Justin, our lead production foreman.
Ken and his wife, owners of Bradshaw Cottages, needed a more affordable and logical option than re-pouring the concrete. The property had become a tripping hazard and demanded immediate attention. Since this property was grandfathered in and needed concrete repair, re-pouring would have been a huge expense for this small business. Ken and his wife searched for another option and found Sprague Structural Solutions. After Robert assessed the situation by thoroughly measuring the concrete, finding other areas that needed to be addressed, and discussing options with the owners, the couple decided upon our three-part concrete protection system (CPS) due to its durability, longevity, and affordability. The CPS includes PolyLevel, SealantPro, and NexusPro.
PolyLevel® is an expanding polyurethane foam that is injected beneath the concrete to fill the gaps caused by soil erosion and raise and stabilize the concrete surface. It’s a more durable, safe, and cost-effective option than mud-jacking. Developed by Foundation Supportworks, SealantPro is a state-of-the-art material that bonds with concrete on a molecular level, permanently protecting it from water, dirt, and other contaminants in a single coat. Once applied, SealantPro dries in minutes and is fully cured in just 6 hours, so you can use your concrete the same day. It is simple, fast, economical, and extremely effective. NexusPro is a silicone-based sealant for joints and cracks specially formulated to provide long-lasting flexibility and to stand up to harsh weather conditions. Unlike traditional polyurethane sealants, NexusPro is 100% Silicone based and resists UV rays, which means it won't crack, bubble, or dry out. It can also stretch to twice it’s applied width! That means a single application can seal the joints and cracks in your concrete driveway, patio, pool, deck, or sidewalk for years to come, protecting it from damage caused by soil compaction and washout.
When our installation crew arrived, they discovered the extent of the problem. They found that the main slab was heaving from an old tree root. Justin and Alex thought outside the box, cut, and removed the heaving concrete and set it aside. Concrete weighs approximately 120 lbs. per cubic yard, so although it wasn’t an easy task, it was 100% necessary to save Ken’s concrete. The tree root was then cut and removed prior to the crew lifting, leveling, and sealing it back into its original position. The pictures on this concrete lifting job are quite impressive if we do say so ourselves! We can proudly say the owners of Bradshaw Cottages are very pleased with their concrete repair project and are ready to continue serving guests without worry!
